Williamsgate Rezoning

Agenda Caption:     Public hearing, discussion, and possible action on an ordinance rezoning 20.27 acres located at 3228 Rock Prairie Road West (North of Rock Prairie Road West at the city limits lines) from A-O Agricultural Open to R-1 Single Family Residential.

 

Recommendation(s):          At their May 20, 2004 meeting, the Planning and Zoning Commission unanimously recommended approval of this rezoning request. Staff recommends approval as well.

 

Summary:    The purpose of this request is to rezone the Alta Vista Christian Academy site for a single-family development.  The request is in conformance with the Land Use Plan, which designates this property Single Family Residential, Medium Density.  The tract has access from Rock Prairie Road West, which is a minor arterial on the Thoroughfare Plan.  Close by, land to the east is planned for Retail Neighborhood and across Rock Prairie is Light Industrial.  The subject property is abutted by land designated for Single Family Residential, Medium Density.

 

This property was annexed in 2002 (Annexation Area #1).  The Land Use and Thoroughfare Plans for Annexation Area #1 were adopted by the City Council in February 2003 to guide development.  Water is provided to the site by Wellborn Water and electric by BTU.  A City sewer line is planned with the Steeplechase Sewer Impact Fee line, which was designed based upon the future land use assumptions.
